Permissions have started gradually coming through a month before new Municipal Commissioner Sitaram Kunte was inducted on 1 May. Developers are hopeful that project launches will resume in Mumbai more than a year after a near freeze in approvals.
Earlier this year, the development control regulation, on the basis of which project plans are designed, was amended and approvals have been trickling in thereafter.
Indiabulls Real Estate recently relaunched Blu, a luxury residential project in central Mumbai that’s coming up on two mill land plots that the realty firm bought in 2010 for about Rs.2000 crore.
Housing Development and Infrastructure Ltd ( HDIL), is gearing up to launch a 750-acre township in Virar on the outskirts of Mumbai as it’s nearly through with getting approvals.
In case of Orbit Corp, Orbit Terraces, a residential project in central Mumbai, has got approvals after waiting for a year-and-a-half. Another residential project, Orbit Enclave, has got approvals after a year of waiting.
View: This is positive for real estate players as this will help them in launching the project in case of new projects and in case of already launched projects, the approvals will help them in successfully completing the execution of the projects.
In case of Orbit Corp, both these projects are more than 50% sold but execution is on halt for want of approvals. Thus positive for Orbit Corp as start of construction activity will help them in revenue recognition in FY13.
